The Czech Republic has built unique know-how in industrial real estate over the past 30 years—something unmatched elsewhere in Europe, says Jaroslav Kaizr from Demaco Group.

Demaco prides itself on integrating everything from initial design to facility management. What are the advantages of this approach, and how did you arrive at this model?

First of all, it’s important to say that the Czech industrial real estate market is now one of the most advanced in Europe. We have know-how that has been built over decades, rooted in a strong manufacturing tradition. That’s what we have built on. Comprehensive models similar to ours do exist, but we have identified and refined a specific combination that was missing on the market. We have integrated design and engineering, general contracting, park management, and financing into one unified solution, which we call Design & Build and provide both internally and externally. By removing the layers between individual roles, we enable faster decision-making, better control over costs and quality, and reduced risk.

You mentioned the strong position of Czech industrial development. How do you think it came about?

It is driven by a long-standing tradition. The industrial history of the Czech Republic goes back roughly two hundred years. Moreover, while manufacturing has gradually declined to the west of us and shifted further east, it has been continuously developing here over the past thirty years. As a result, a level of know-how has emerged that goes beyond building standard logistics halls—it lies in the ability to manage complex, high value-added industrial projects. As a country, we are truly at the top in this regard. At the same time, it is also true that technical standards and the permitting process in the Czech Republic are exceptionally demanding. With a bit of exaggeration, one could say that anyone capable of designing and constructing industrial buildings here can succeed virtually anywhere in the developed world.
