The first truck has arrived at the new DMC 2 hall – a record construction speed under Demaco’s lead at DMC Paskov site
Paskov, 8 December 2025 – The first truck carrying soluble wood pulp – the final product of Lenzing Biocel Paskov, the building’s main tenant – arrived today at the new DMC 2 hall in the DMC Paskov industrial park. This moment symbolically marks the start of full operations at the new on-site logistics centre. The 13,500 m² hall was built and handed over to the tenant by Demaco – a boutique developer, general contractor and manager of top-class industrial properties – in a record 156 days from obtaining the building permit.
“The construction speed of the DMC 2 hall shows how important it is to integrate design, engineering and execution of industrial buildings under one roof,” says Jaroslav Kaizr, Partner and Managing Director of Demaco. “Thanks to our in-house design and engineering team, DMC Design & Engineering, and the involvement of DEMACO Construction project managers already in the design phase, we maintain realistic budgets, control risks and keep deadlines. And because our property managers participate from day one, the transition from construction site to regular operation is quick and smooth — exactly as in Paskov.”
The new hall, with a total area of 19,000 m², is designed as a highly efficient cross-dock facility located directly next to the PKP Cargo International public rail container terminal. The project will enable a major shift in logistics flows in the region. “The move to DMC 2 will allow us to centralize finished-goods logistics in one place and, thanks to the on-site rail siding, significantly reduce road freight transport in the future,” says Kateřina Kupková, CEO of Lenzing Biocel Paskov.
Further expansion underway
Demaco has obtained the permit and already carried out preparatory work to connect DMC 2 hall to the rail siding, which will directly link the building to the PKP Cargo International intermodal container terminal. This terminal is also connected to the existing rail-siding system of the Lenzing Biocel Paskov production plant. This step will make it possible to shift a substantial part of transport directly to rail, delivering significant operational savings.
But DMC Paskov is not stopping with its current projects. “We have a building permit to extend DMC 2 hall by an additional 6,000 m² of premium industrial space for lease, which we can deliver within 145 days of confirming tenant interest. And we are preparing a smaller standalone DMC 3 hall of 2,300 m² which — like all buildings in our park — will be developed according to the dmc construct 4.2 technical standard, with the option to deliver the hall either for lease or for purchase as early as 2026,” adds Jaroslav Kaizr.
This standard combines high operational efficiency with sustainable technologies and enables the achievement of PENB A energy certification. “Users of the spaces we develop thus gain buildings that are environmentally friendly, operationally efficient and cost-effective in the long term — with a higher quality indoor environment,” Jaroslav Kaizr adds. After completion of the expansion, DMC Paskov industrial park will offer more than 31,600 m² of total leasable space.
Projects focused on public space are also being added to the development of DMC Paskov industrial park. In cooperation with the mayors of Paskov and Ostrava-Hrabová, renovation of the historic “Šedův Cross” and a new pedestrian and cycling connection between the two municipalities are being prepared. In the longer term, the area will undergo reclamation and extensive greening so that the former Paskov Mine complex becomes a vibrant environment once again — offering not only workplace facilities but also quality leisure space for local residents.
Awards and achievements
The construction of the new DMC 2 hall has already received two significant nominations in the last quarter of 2025, in the Estate Awards and Best of Realty competitions, placing 3rd in the industrial and warehouse category.
This project once again demonstrates that the integration of developer, general contractor, designer and industrial-property manager into a single plug-and-play solution tailored for users — as delivered by Demaco — is the right way forward.
