Demaco launches construction of unique DMC2 hall in Paskov. Key tenant will be Lenzing Biocel Paskov

Demaco has commenced construction of a new industrial hall, DMC2, as part of the continued development of the DMC Paskov industrial park. Located on the grounds of the former Paskov Mine, the park benefits from a strong industrial base, an available workforce, and excellent infrastructure for logistics companies. The project, which recently obtained a valid building permit, will bring over 19,000 m² of modern industrial and office space to the market, situated directly at exit 43 of the D56 highway and offering exceptional connectivity to the PKP Cargo International intermodal rail terminal.

New logistics hub for Lenzing Biocel Paskov will occupy 70% of the space

The main tenant of the new hall will be Lenzing Biocel Paskov, a producer of viscose pulp with a strong position in both the Czech and European markets. The company will use approximately 70% of the total property area for a new logistics center directly connected to a private railway siding linking the premises with the terminal and the company’s existing plant.

Lenzing: More efficient logistics, fewer emissions, greater environmental responsibility

Lenzing plans to use the DMC2 hall as a central warehouse for its final products, which will then be distributed to customers worldwide. The direct rail connection will significantly reduce truck traffic in the region and streamline the movement of goods between production and distribution.

“Our decision to move the majority of our finished product logistics to the DMC2 hall is the result of long-term strategic planning. In recent years, we outgrew our existing warehouse capacities and were forced to use several smaller storage sites in the area, leading to increased truck traffic. The move to DMC2 will allow us to centralize logistics operations in one place, and the railway siding will significantly reduce road freight transport in the future,” explains Kateřina Kupková, CEO of Lenzing Biocel Paskov.

6,000 m² still available – flexible units starting from 1,000 m²

From the total area, approx. 6,000 m² remains available. It can be divided into units starting from 1,000 m² and fully adapted to tenant needs – from warehousing to light production. The building will be constructed according to the latest dmc construct 4.2 standard, enabling it to achieve an energy performance certificate rating of PENB A. “Flexible layout options, high technical standards, and exceptional transport accessibility make DMC2 an ideal space for companies seeking efficient logistics or manufacturing solutions in the Moravian-Silesian region,” explains Kaizr.

Fast construction timeline and excellent transport access

Construction began in earnest after the building permit was granted in early June 2025. The unit for Lenzing Biocel Paskov will be ready for operation by November 2025. The remaining approx. 6,000 m² will be available for occupancy starting from Q1 2026.

The DMC Paskov Industrial Park is Located:

  • directly at exit 43 of the D56 highway, which connects the D1 in Ostrava with the D48 in Frýdek-Místek,
  • in immediate proximity to the PKP Cargo International rail terminal,
  • in an economically active region with an available labor force.
