Demaco builds a new hall for Yusen Logistics (Czech) in Kolín – sustainably, responsibly, and under full operation

Kolín, 11 November 2025 – Demaco, a boutique developer and general contractor specializing in premium industrial spaces, has launched the construction of a new hall for Yusen Logistics (Czech) in the Kolín–Ovčáry industrial zone. The ceremonial erection of the first pillar, which took place at the beginning of November, symbolically marked the start of a new phase in the development of one of the most important industrial and logistics hubs in the Central Bohemian Region. The project is being carried out while the existing site remains fully operational, with a strong focus on sustainability — utilizing recycled building materials and modern technologies to minimize noise and dust.

The new hall, with a total area of more than 22,000 m², will be built in close proximity to Yusen Logistics’ existing operations. The twin cross-dock hall is designed with 27 hydraulic loading ramps, 9 direct drive-in gates, and a 12-meter storage height. Sustainability is a key design principle — the building will feature 766 photovoltaic panels supplying both facilities, a rainwater retention and management system, energy-efficient LED lighting, roof skylights, and charging infrastructure for electric vehicles. The hall will achieve the highest energy performance rating (PENB A), with completion scheduled for Q4 2026.

“We’re building on an existing paved area, which we are carefully demolishing and recycling while Yusen Logistics continues full operations in the neighboring hall. The recycled materials will be reused for the foundation of the new building, significantly reducing environmental impact and the need for new resources,” said Tomáš Budař, Managing Director of the general contractor Demaco Construction. “Both facilities will also be technologically interconnected, and once the new hall is completed, their operations will be efficiently managed through a unified MaR system,” he added.

Construction will proceed while the current hall remains operational, requiring a high level of coordination. “It’s a complex project from both a logistical and technical perspective. Our advantage lies in flexibility and the ability to respond quickly to the client’s needs in real time,” added Tomáš Budař.

The new facility will expand Yusen Logistics’ capacity in the Central Bohemian region and strengthen its position in contract logistics and value-added services, including customs, tax, and specialized storage regimes. “The investment in the new hall aligns with our long-term growth and sustainable logistics strategy. Owning the facility provides us with greater flexibility for our customers — both in lease terms and in customizing spaces for specific operational needs. The ceremonial erection of the first pillar symbolically marks the next chapter of Yusen Logistics’ development in the Czech Republic,” said Hynek Staněk, Managing Director of Yusen Logistics (Czech).

Demaco is carrying out the construction in Kolín, a region where it has been active for many years and where it is also developing the DMC Kolín Industrial Park. The project reflects the company’s strategy of combining the roles of developer and general contractor — offering clients turnkey, plug & play solutions tailored to their needs. It follows other major Demaco projects, including the high-tech R&D center for Thermo Fisher Scientific in Brno and the DMC Paskov logistics park near Ostrava.
