This moment symbolically marks the start of full operations at the new on-site logistics centre. The 13,500&nbsp;m\u00b2 hall was built and handed over to the tenant by Demaco \u2013 a&nbsp;boutique developer, general contractor and manager of top-class industrial properties \u2013 in a&nbsp;record 156 days from obtaining the building permit.<\/strong><\/p>\n\n\n\n<p>\u201c<em>The construction speed of the DMC 2 hall shows how important it is to integrate design, engineering and execution of industrial buildings under one roof,<\/em>\u201d says <strong>Jaroslav Kaizr<\/strong>, Partner and Managing Director of Demaco. \u201c<em>Thanks to our in-house design and engineering team, <strong>DMC Design &amp; Engineering<\/strong>, and the involvement of <strong>DEMACO Construction <\/strong>project managers already in the design phase, we maintain realistic budgets, control risks and keep deadlines. And because our property managers participate from day one, the transition from construction site to regular operation is quick and smooth \u2014 exactly as in Paskov.<\/em>\u201d<\/p>\n\n\n\n<p>The new hall, with a&nbsp;total area of <strong>19,000&nbsp;m\u00b2<\/strong>, is designed as a&nbsp;<strong>highly efficient cross-dock facility<\/strong> located directly next to the <strong>PKP Cargo International<\/strong> public rail container terminal. The project will enable a&nbsp;major shift in logistics flows in the region. \u201c<em>The move to DMC 2 will allow us to centralize finished-goods logistics in one place and, thanks to the on-site rail siding, significantly reduce road freight transport in the future,<\/em>\u201d says <strong>Kate\u0159ina Kupkov\u00e1<\/strong>, CEO of Lenzing Biocel Paskov.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Further expansion underway<\/h3>\n\n\n\n<p>Demaco has obtained the permit and already carried out preparatory work to connect DMC 2 hall to the <strong>rail siding<\/strong>, which will directly link the building to the PKP Cargo International intermodal container terminal. This terminal is also connected to the existing rail-siding system of the Lenzing Biocel Paskov production plant. This step will make it possible to shift a&nbsp;substantial part of transport directly to rail, delivering significant operational savings.<\/p>\n\n\n\n<p>But DMC Paskov is not stopping with its current projects. \u201c<em>We have a&nbsp;building permit to extend <strong>DMC 2 hall by an additional 6,000&nbsp;m\u00b2<\/strong> of premium industrial space for lease, which we can deliver within 145 days of confirming tenant interest. And we are preparing a&nbsp;smaller standalone <strong>DMC 3 hall of 2,300&nbsp;m\u00b2<\/strong> which \u2014 like all buildings in our park \u2014 will be developed according to the dmc construct 4.2 technical standard, with the option to deliver the hall either for lease or for purchase as early as 2026,<\/em>\u201d adds Jaroslav Kaizr.<\/p>\n\n\n\n<p>This standard combines high operational efficiency with sustainable technologies and enables the achievement of <strong>PENB A&nbsp;energy certification<\/strong>. \u201c<em>Users of the spaces we develop thus gain buildings that are environmentally friendly, operationally efficient and cost-effective in the long term \u2014 with a&nbsp;higher quality indoor environment,<\/em>\u201d Jaroslav Kaizr adds. After completion of the expansion, DMC Paskov industrial park will offer more than 31,600&nbsp;m\u00b2 of total leasable space.<\/p>\n\n\n\n<p>Projects focused on public space are also being added to the development of DMC Paskov industrial park. In cooperation with the mayors of Paskov and Ostrava-Hrabov\u00e1, <strong>renovation of the historic &#8220;\u0160ed\u016fv Cross&#8221;<\/strong> and a&nbsp;new <strong>pedestrian and cycling connection between the two municipalities<\/strong> are being prepared. In the longer term, the area will undergo reclamation and extensive greening so that the former Paskov Mine complex becomes a&nbsp;vibrant environment once again \u2014 offering not only workplace facilities but also quality leisure space for local residents.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Awards and achievements<\/h3>\n\n\n\n<p>The construction of the new DMC 2 hall has already received two significant nominations in the last quarter of 2025, in the <strong>Estate Awards<\/strong> and <strong>Best of Realty<\/strong> competitions, placing 3rd in the industrial and warehouse category.<\/p>\n\n\n\n<p>This project once again demonstrates that the integration of developer, general contractor, designer and industrial-property manager into a&nbsp;single plug-and-play solution tailored for users \u2014 as delivered by Demaco \u2014 is the right way forward.<\/p>\n","protected":false},"excerpt":{"rendered":"Paskov, 8 December 2025 \u2013 The first truck carrying soluble wood pulp \u2013 the final product of Lenzing Biocel Paskov, the building\u2019s main tenant \u2013 arrived today at the new DMC 2 hall in the DMC Paskov industrial park.
