Industrial facility Kolín – Ovčáry – Yusen Logistics

In the Kolín–Ovčáry industrial zone, we are constructing a new warehouse facility for Yusen Logistics (Czech) on a design & build basis. The project builds on our team’s long-term presence in the Kolín area and further demonstrates our ability to deliver technically demanding projects within fully operational sites—an approach we have successfully applied several times, including in the nearby DMC Kolín industrial park.

The new cross-dock facility, with a total area exceeding 22,000 sqm, is designed for highly efficient logistics operations. It will feature 27 hydraulic loading docks, 9 direct drive-in doors, and a clear height of 12 metres. A strong emphasis is placed on sustainability and energy efficiency—the project includes 766 photovoltaic panels, a rainwater retention system, energy-efficient LED lighting, roof skylights, and infrastructure for electric mobility. The building will achieve the highest energy performance rating, PENB A.

A key aspect of the project is the maximum reuse of existing resources—demolished paved surfaces are being recycled, and the material is reused in the foundations of the new facility, significantly reducing the environmental footprint of the construction. In addition, both buildings will be technologically interconnected, enabling centralized operations management via a BMS. The project is scheduled for completion at the end of 2026.
